BASIX Certificates
BASIX is a NSW Government requirement for all new residential developments and alterations over $50,000.
A BASIX Certificate is required as part of the planning approval process for development applications involving:
New dwellings from houses through to multi-unit residential buildings
Alterations and additions to existing residence of $50,000 and over in
Swimming pools and/or outdoor spas with a water capacity of 40,000 litres or more.
Buildings are assessed to ensure they produce less green house gas emissions and are more water and energy efficient against benchmark average targets for NSW. Consent authorities, normally the local council, require the development to meet these standards.
Preparing an assessment
In preparing a BASIX Certificate, we’ll discuss your needs, then provide you with an initial assessment and recommendations to meet your requirements. Once you’re satisfied with the solution, you’ll receive the certification documents for your submission to council.
For renovations to an existing residence, an Alteration and Additions BASIX Certificate is required. For new developments, you’ll require a New Dwelling BASIX Certificate, a NatHERS Certificate, for the thermal comfort section, and your development plans will be stamped with your NatHERS Certificate details. These documents show that your development meets the BASIX thermal, energy and water targets.
